I have been a resident at Park Lakewood Apartments for 3 years now and my experience has been nothing short of fantastic. The management team here truly sets this community apart from others. The management at Park Lakewood is outstanding. They are not only professional and efficient but also incredibly friendly. From the very first day, they made us feel welcome and valued as a resident. Any issues or maintenance requests are handled promptly and effectively. The apartments themselves are spacious, modern, and well-maintained. As of right now, I have lived in this apartment complex for over 2 years (with no intention of leaving any time soon). I have experience with the previous owners and the current ones, with the previous management and the new management. I thoroughly enjoy living in this complex. It is always clean, my neighbors are very respectful, and when I have a maintenance issue, it is always fixed right away. My AC broke in the middle of summer and maintenance worked on my unit for 2 weeks straight until it was 100% fixed, while also giving me a portable AC to cool my apartment down. When my washer machine kept breaking, maintenance came in and replaced it. The current staff (both maintenance and management) have always been respectful and kind. They are very helpful and very great to work with. I used to live in one of the newly upgraded 1 bedroom units, but transitioned over to a newly upgraded 2 bedroom unit. The quality of both units are tremendously amazing. The units may be on the pricier side, but you are paying for a great quality unit. I had no issues getting approved as a first time renter, and I had no issues transitioning into a bigger unit. The bad reviews come from old management from over a year ago who is no longer at the complex. I thoroughly recommend living in this apartment complex: beautiful units, beautiful views from the inside of the complex, great staff, and great location (near a Raley's, a park, an elementary school, and a less than 10 minute drive from downtown Modesto).

I have lived here for 5 months, and so far it's been a great experience. My apartment is very large, and great for comfortably hosting small parties, which is not something I have found in other apartments in this price range. It's also quiet, pretty, and comfortable. I love using the hot tub on rainy days!

All the staff are kind and helpful, and respond quickly to work requests, and all questions. They also seem to do anything they can to make you happy. Once, the pool was closed for repairs, and they called the sister complex across the street, and let the know that we would enjoy the pool over there instead.

Overall, I would highly recommend this apartment complex- great approachable staff, great apartment.

The apartments are GORGEOUS and really large!!! My Husband and I just moved in little over a month ago and I wouldn't trade our new home for any amount of money. We live close to major retailers and with there only being one exit/entrance we feel much more safe. The community is VERY quiet and enjoyable throughout all hours of the day. The rent is pretty perfect considering what you get for that amount. I guarantee it will be one of the biggest floor plans you pick with assigned parking, security, gym, pool & spa. I highly recommend Park Lakewood to anybody seeking a house like environment with a top notch staff!

The staff here from the office to the maintenance is so amazing. Our move in was quick and professional and this part of town is so lovely and quiet. Having two small babies, we wanted to live somewhere where we felt safe. And as a one income household, we want to feel that the amount of rent we pay is equal to the quality we are receiving. Which if you have lived in Modesto for any length of time you know is a hard two things to find, especially at the same time. But we feel we are getting both here. Loving it and looking forward to spending many years here!

Working with Park Lakewood was the worst experience I ever had with any rental property and I haven't even got a chance to move in. We submitted our application at the beginning of the month on 5/8/18. We received an email on 5/10/18 saying that we were approved and that we have to pay a $200 holding deposit to secure the unit which was supposed to have been #140. My husband and I took the $200 money order to them and signed the paperwork. On 5/17/18 I checked in because I wanted to put in my 30 day notice where I am now. They said it's okay to put in notice and they are just processing verification of landlord and employment.
( Verification of landlord and employment should of been done prior to us paying to hold a unit) She said we are ok for our move in date on 6/4/18. Most rental companies verify landlord references and employment when they do the credit check. So both of our previous landlords said that they just contacted them two days before we were supposed to move and my job said same. In Fact, they sent a landlord verification form to my job when it should of been an employment verification form. My job faxed it back right away. I work in a small office so I know everything that goes on.

Park Lakewood apartments called me on Friday 6/2/18 at 3:30 p.m. right before closing for the weekend prior to our move in scheduled for Monday 6/4/18 to tell me they can't move us in because of a negative landlord reference. I know that is not true because both of our landlords offered to assist us and said they had nothing but good things to say about us. I have always got my deposits back, never paid late rent, never been evicted, and all my landlords are willing to rent to me again. The landlord I have now is even helping to transfer us to a sister property of their's since I already put in my notice. Then Park Lakewood Apartments said that they would not give back the $200. This is so wrong to do this to people. We already put in notices, ordered Uhaul and secured movers. Also we had to rush to stop transferring the utilities. This whole thing was the most degrading experience I been through. It was so confusing because I never even got a complaint from previous rentals. And now they are treating us like criminals. I said I was reporting this to Fair Housing. Then they agreed to give back my $200 but won't even give it back to me in person. They are mailing it to us. Now we are out $200 until we get it in the mail. They are not even professional enough to give give it in person.

How can a property get away with treating people this way? To call the Friday evening right before we were set to move in Monday is so wrong. If they treat people like this now who haven't even moved in, I can't imagine how they would treat people who already live there. At least if they did all of our verification checks in the beginning then denied us, I can respect that. But they didn't even call anyone until 2 days before we were supposed to move in. They already had 3 weeks to get that information. Then they lied to me and said they couldn't get through to anyone. But what are the odds that our landlords and job all said the apartments contacted them the same time? I even have a whole bunch of boxes and everything. They speak to me as if they don't care. I personally feel like they wanted to move in someone they know so they made up some excuse at last minute not to move us in.

I wouldn't recommend anyone to even apply to move into this property. They may screw you at the beginning the way they did me. They are extremely unorganized and unprofessional. I did cry over this and was depressed about it but now I'm thankful that I don't have to deal with people like this. The only reason they at least get one star from me is because the outside of the complex doesn't look bad. They could clean the light fixtures in front of the units though. I would just not even reccomend my worse enemy to apply for this property. It's like they want to set people up to keep their $200 or make it so we can't give 30 day notice.

Park Lakewood Apartments was kind enough to give us the opportunity to reside there. The apartment I received looked nothing like the updated ones shown online. Be certain to cross all of your T's and dot your I's, when listing previous apartment issues. Because, if you miss something, they will bill you for any and all problems, after you leave. The pond varied in appearances, as if it were bipolar. Some days it would appear occluded, and in complete drought . And, other days there'd be an overflow, even onto your patio, or into the entrance of your sliding doors. If you dare chose not to be the pond police, and instead decided to go to your place of employment; for when that area warped, you're billed for it. The maintenance fella was very nice, but was obviously out of his wheelhouse. If they did respond to an issue, he had zero ideas of how to rectify them. This financially thirsty apartment complex, will not only retain your deposit, they charge you for normal ware items. They'll charge and excess of $350.00 for painting their walls,( post 12 mos usage, and merely 650 sqft... for 8 walls), then justify the cost, with the, "Excessive use"', claims. Most definitely an advantage taker of their own hard working Community, and a clear abuse of power, by a Corporation.

Don't trust them.They lied and said we were approved then the day before we were supposed to move in called and said we're not approved. They done this to other people. Don't trust them because they took our holding deposit and tried not giving it back. When they decided to give it back, we had to wait for it to come through the mail from corporate and we never even took possession of the unit in the first place. These people were unprofessional when they contacted our employers the day before we had to move in. They are very rude and discriminate. They pick and choose who they want to move in while keeping people's $200 to go towards turning over their units. They are horrible and they lie. Renters Beware!!!!
